What it does
One place for a small portfolio. Every property carries its own papers, photos and costs, and tells you the rent, the yield and what it is worth against what you have put into it. Leases keep the dates and the deposits, tenants keep their history, and the rent board shows what has come in, what is late and by how much. Inquiries from would-be tenants sit on their own board rather than in your inbox. It runs in your browser, keeps working with the internet off, and syncs the same portfolio to your phone.

Is this the right tool?
For a private landlord with a handful of units who is running the whole thing on one spreadsheet and a folder of receipts. Rent, tenants, leases and costs per property, on the phone at a viewing and on the laptop at home. It is not agency software: no tenant portal, no maintenance ticketing, no finance applications. If you manage other people's properties for a fee, you need more than this.
Your first week with it
Put the current tenancies in with their real dates and rents — that hour is the whole setup. What earns the money back is usually not the rent tracking but the lease dates: a renewal caught six weeks early is a rent review you actually get to have. By the end of the first quarter the cost side is worth more than the spreadsheet ever was, because it is already split per property for the tax return.

As many as you have. Each property carries its own tenants, leases, rent and costs, and the totals across the portfolio add up on their own rather than in a summary tab you maintain by hand.
Does it tell me when rent is late?
Rent due and rent received sit side by side per tenancy, so an arrear shows as soon as the date passes instead of at the end of the quarter when you reconcile.
Does it track lease end dates?
Each tenancy carries its start, end and renewal date, which is the thing that quietly costs money: a lease rolling over at last year's rent because nobody was watching the date.
Can I keep expenses for the tax return?
Costs go against the property they belong to — repairs, agent fees, insurance, service charges — so what you hand the accountant is already split per property rather than one pile of receipts.
How is it different from a landlord spreadsheet?
It is the spreadsheet's job without the spreadsheet's fragility: no formula to break when you insert a row, and the same figures on the phone at a viewing as on the laptop at home.
